Is Your Home Insurance Ready for a Disaster? How to Check Your Coverage

When a disaster strikes, the last thing you want to discover is that your home insurance policy doesn’t cover the damage. Many homeowners assume their standard policy will handle everything, but that’s often not the case. Elizabeth Aldrich, a writer for NerdWallet, explains how to check if your coverage is sufficient. Standard home insurance policies typically cover specific perils like fire, wind, and hail. However, they usually exclude floods and earthquakes. If you live in an area prone to these events, you’ll need separate policies or endorsements. Aldrich notes that even if you have flood insurance through the National Flood Insurance Program, the maximum coverage for a single-family home is $250,000 for the structure and $100,000 for contents. That may not be enough to rebuild in high-cost areas. Another common gap is replacement cost versus actual cash value. Replacement cost coverage pays to rebuild your home with similar materials, while actual cash value deducts depreciation. Aldrich recommends reviewing your policy to ensure you have replacement cost coverage, as it provides more comprehensive protection.

Additionally, check your deductible. A very high deductible might save on premiums but leave you with a large bill after a disaster. Also, verify that your policy includes adequate coverage for additional living expenses if you need to temporarily relocate. To determine if your coverage is enough, start by calculating the cost to rebuild your home. This isn’t the market value but the construction cost per square foot in your area. Then, inventory your personal belongings and estimate their replacement cost. Compare these figures with your policy limits. Aldrich suggests speaking with your insurance agent annually to review your coverage. Life changes like renovations or new purchases can affect your needs. Don’t wait until a disaster hits to find out you’re underinsured.
